Planning to sell your home in Dubai and upgrade to a new community? Home selling can be quite troublesome, as finding the right ‘buyer’ isn’t always an easy task. However, before you approach a real estate broker or put-up an advertisement about selling your dear home, make sure it is in good shape and running condition. Simple cosmetic improvements make a big difference and contribute in increasing the value of your ‘sale’. Buyers should instantly get a pleasant feeling and a good vibe about their prospective future home.

Paint Your Homes  

There’s nothing that a fresh coat of paint can’t cover up. Your dated walls need a much refreshing layer of paint, to rekindle the vibrancy of the homes. If not color, even a coat of white paint will enhance the spaciousness of the space and create an inviting ambiance. The buyer needs to envision himself living there in near future.

Fix and Repair

Entering the home and spotting a shoddy crack on the armrest of the sofa cum bed is an instant put-off. Get all these little details checked and repair the fault in furniture, window, cupboards, etc, before handing over the keys to the agent. Take a moment and put yourself in the buyer’s shoes to decide what works and what doesn’t really work. The idea is to showcase your home as presentable, neat, and decent. Buy a new set of pillow/sofa covers, curtains, and even rugs, to replace the old ones. Don’t miss out on fixing tiny dents and polishing the interiors of the wardrobe, so that when your buyer gets adventures and inspects the interiors of every drawer and shelf of your cupboard, they are pleasantly surprised.  

Clear the Clutter

Remember the rule, less is more! If you are expecting people home for an on-site visit, keep the interiors minimal and clear the clutter. Remove vintage paintings, pack the worn-out vases & place them in the attic. Make space for walking around, so that guests do not bump into something on their way.

The images should give the prospective buyers a walk-through of your home, before actually visiting it. If you own a villa or townhouse in Dubai, don’t forget to capture the outdoor area and lush green lawns surrounding your home. Ensure proper lighting and angle coverage while conducting the photoshoots. Every room needs to be properly showcased through pics; the maid’s room, storage attic space, and terrace area need to be captured.

Re-decor Bathrooms & Kitchens

While you may beautify the living room and bedrooms, one may forget to pay attention to bathrooms and kitchen spaces. The bath and kitchen area should be taken care of, and any special amendments if required must be made. Ensure that the tiles are not stained. And if they appear faded, the least you can do is cover them up with wallpaper. The kitchen countertops should look decent and the walls need to be grease-free.

Keep Documents up-to-date

There are many documents that you will need to keep ready before you sell your home. Look for a good and trustworthy agent who will partner with you in finding a suitable buyer. Once you find a decent broker, you will need to sign RERA Form A, which is between the seller and the agent. This form consists of detailed information of the apartment, its ownership status, any mortgages, etc. It also has details of the payment schedules, other nitty-gritty about the property that is being sold, and the details of where the property will be listed for advertisement purposes. On finding the buyer, the parties will sign a memorandum of understanding to formalize the purchase at the agreed price.
